Staging Tips: Staging Your Albuquerque Home During Winter

Many people don't understand the importance of staging a home for sale. A buyer’s first impression can often determine whether or not they want to make an offer. It only takes the first few seconds of walking up to a house for a buyer to form an impression.

A well staged home can make a huge difference in the amount that a buyer offers. If the buyer has fallen in love with a home they're more likely to make an offer that is higher than if they just like the home.

Obviously first impressions are vital in selling your home. What you may not know is that you should stage differently for each season of the year. Here are a few ideas to help stage your home  during the winter.

  • Days are much shorter in the winter, so proper lighting is very important. Make sure your window curtains/blinds are open to let natural light in. Turn all the lights on before a showing inside and out. Adding timers to certain lights will ensure the house is ready to show at a moment’s notice.

  • Make sure that your driveway, walkways, porches, and patios are all free and clear of snow and ice. Not only can this help avoid a liability risk of someone falling and hurting themselves, but it will allow buyers to see the details of the exterior of your home.

  • Albuquerque gets very cold in the winter so it's extremely important to turn up the heat for potential buyers.  If the house is  cold, buyers won’t want stay long and won’t be able to truly spend the time needed to fall in love with your home.  It's understandable that you may not want to spend the money to heat a vacant home, but if you don’t it may cost you a buyer.

  • Now that the holidays are over, make sure to put away your seasonal decorations. Add warm throws on sofas, add extra comforters on beds, place logs next to fireplaces. Remember, people love warm and cozy homes.

  • The most challenging aspect of selling your home during the winter is that your beautiful landscaping looks drab and boring. An easy solution is to add some potted evergreens to your front and back yards. They'll add interest and color to your entry and patio. Also, display any pictures of your home during the other seasons so potential buyers can see what your house and landscaping  looks like during the nicer time of the year.
